December Residential Market Report

Ho Ho Ho Housing is on our minds this holiday season, and the number 1 priority on people’s Wish List right now is the desire to have MORE SPACE!

For a lot of us, it's still hard to believe summer is over and the clocks have already rolled back. But it is December and the holiday season is well underway. Seeking to fulfill that hope of more living space in the Colorado front range this November 6069 people were thankful to purchase and close the sale on their new home from among the 4381 being offered. Crossing this one BIG ITEM off their To-Do list took place with an average 23 Days on Market. If you want to call the Colorado front range your home, don’t waste any time. Contact your local RE/MAX Alliance office and get started by checking out some of the homes available for sale with one of our leading Broker Associates right away!

It may not even be too soon to start thinking about getting your house listed in the marketplace, either! Average sale prices of $653,984 are a nice bump up year-over-year from $538,217 in November 2020.

If the Winter Wonderland of December isn’t inspiration enough to give yourself the gift of the sale or purchase you’ve been wanting to make, consider the wise words of Todd Teta, ATTOM’s chief product officer, who remarks “Amid the best gains in two years, nearly four of every 10 owners found themselves in equity-rich territory.”

All the current research reveals that holiday happiness is boosted by a move to a new home! It doesn’t need to be a new state or even a new city to bring on that rush of excitement according to more than 54% of those responding to the survey.

While spring may always hold the grand title of the best time to buy or sell a home for many, the perks of wintertime sales cannot be denied. For one thing, there is far less competition, which may be the best motivator of all for some bidding war-weary would-be home buyers, and that’s just one good reason. Another is the possibility of getting more house for the money, as market analysis historically concludes that buyers could see prices $10,000 or more below seasonal highs.

Although the prediction in the coming months is for a less hectic housing season, due to downward trending showing statistics and slightly elevated inventory levels, many buyers might enjoy the gift of slowing price increases as well, making their dream home a finally affordable option this year.

While we all take a breath at the end of 2021 to enjoy the sights and sounds and tastes and joys of holiday seasonal activities and traditions, and to consider how the challenges and trials of home sales are continuing to be overcome by optimistic hope, 2022 is certainly looking to shape up into a bright and shining New Year filled with new homes to move to, new adventures to journey through and new friends to make!

Happy Holidays!
